Mumbai: MHADA To Distribute 864 Rehabilitation Flats At Naigaon Under The BDD Chawl Redevelopment Project

Chief Minister Devendra Fadnavis will distribute keys to 864 newly built rehabilitation flats to eligible residents under the first phase of the BDD Chawl Redevelopment Project at Naigaon in Mumbai.

The large-scale urban redevelopment initiative is being implemented by the Maharashtra Housing and Area Development Authority (MHADA) through its Mumbai Housing and Area Development Board.

The Naigaon redevelopment component has been named “Dr Babasaheb Ambedkar BDD Sankul.”

Out of the 864 flats to be distributed, 423 units have been allocated to retired police personnel, serving police officers and their eligible heirs, recognising their role in maintaining public security. The flats are part of the first phase of redevelopment covering Plot ‘B’ at Naigaon.

The project area currently includes 42 three-storey chawls spread across 6.45 hectares, housing 3,344 tenants. Under the redevelopment plan, 20 rehabilitation towers of 23 storeys each will be constructed in two phases.

In the first phase, 1,401 residents are being rehabilitated, with the keys to 864 completed apartments in five towers being handed over initially. Construction of the remaining 537 flats is nearing completion and is expected to finish by April 2026.

Residents who previously lived in 160 sq ft rooms for generations will receive 500 sq ft carpet-area 2BHK apartments free of cost.

The new homes include modern facilities such as vitrified tiles, aluminium-framed windows, granite kitchen platforms, fire safety systems and branded plumbing fixtures.

The buildings have been designed using earthquake-resistant technology and include two passenger lifts, one fire lift, CCTV surveillance on every floor, basement parking and spacious staircases.

Authorities plan to develop the area as a self-contained residential township with amenities including a school building, welfare centre, sewage treatment systems, solar energy facilities and rainwater harvesting infrastructure.

MHADA will maintain common facilities in the rehabilitated buildings for twelve years.

The Naigaon project forms part of the broader BDD Chawl Redevelopment Programme, which spans 195 chawls across nearly 86 acres in Mumbai and aims to rehabilitate 15,593 residents in modern housing complexes.
